Neighbourhood pages
In-depth pages on the areas you work, such as Wexford or Malvern, written from your own knowledge and kept current.
Search “house for sale Scarborough” and Google suggests zolo and realtor.ca by name. Buyers browse listings on those big portals, so no individual agent’s website is going to displace them for that search.
What the portals cannot do, however, is explain a neighbourhood, advise a seller or be a person with a track record. Searches like “best real estate agent Scarborough”, “house for sale Scarborough Bluffs” and “Scarborough real estate market” are where a local agent can rank. They are also the searches people make shortly before choosing who to call.
Search demand
Canadian suggestion data. Listing searches belong to the portals, but the rest is open.
Listings expire in weeks and belong to the board. A page about living in Guildwood, the Bluffs, Agincourt or Highland Creek, covering housing types, schools, transit, recent sale ranges and who tends to buy there, however, stays useful for years because only someone who works the area can write it. That is the content agents can win with.
Common gaps
Four reasons that come up in almost every audit we run, especially on brokerage templates.
Brokerage-supplied sites share the same pages and the same listing feed, so Google has no reason to rank one copy over another.
An embedded listing search gives visitors what they can already get on a portal, while giving Google no original content.
Agents can have their own practitioner profile, but many rely on the brokerage’s, so their reviews build someone else’s listing.
Seller leads are the valuable ones, but few agent sites explain how they price, market and sell a home in a specific area.
The work
In-depth pages on the areas you work, such as Wexford or Malvern, written from your own knowledge and kept current.
How you value, stage and market a home, so sellers can see your method before they meet you.
A short monthly post on local prices and activity, the kind of thing people search before deciding.
A practitioner listing set up alongside the brokerage’s, so your reviews are attached to you.
Asked for at closing, when clients are happiest, with a prompt to mention the neighbourhood.
For brokers, clear pages on first-time buyers, renewals and self-employed borrowers, as well as new-to-Canada programs.
Done carefully
Every trade has its own rules and its own ways to get burned. These are the limits we work inside by default.
Real estate and mortgage advertising in Ontario is regulated. Your brokerage name and licence details belong on the page.
Registrants must identify themselves and their brokerage clearly in advertising, and claims have to be accurate and supportable under the rules set by the Real Estate Council of Ontario. Mortgage brokers and agents also have their own disclosure requirements. That is why we include the required identification on every page and leave rankings, awards and sales figures out unless you can document them.

How we work
Four steps, in order. You always know which one we are on and what it is for.
We check your site, your Google Business Profile and where you rank from several points across Scarborough, then show you the gaps.
We choose the searches worth winning in your neighbourhoods and assign each one to a single page, so no two pages compete.
Profile work, technical fixes, content and citations, done in order of impact so the biggest gains land first.
A monthly report on rankings, traffic, calls and forms, with next month’s plan written in plain English.
Questions
Not for listing searches, but for neighbourhood, market and “best agent” searches, yes, because those need local knowledge a portal does not have.
It works as a business card, but because other agents use the same template, it rarely ranks. Instead, a site on your own domain with original pages is what earns search traffic.
In most cases yes, set up as a practitioner listing so it does not conflict with the brokerage’s. Your reviews then follow you if you move.
To begin with, cover the two or three areas where you have sold the most. A few thorough pages do more than twenty thin ones.
Expect four to six months. Because real estate decisions are infrequent, the gain shows as a few well-qualified inquiries rather than a flood.
